Interiors in JP Nagar: independent houses, rebuilt floors and society flats

If you live in JP Nagar, you know how big it is. It runs from Phase 1, next to Jayanagar, out to Phase 9, with Bannerghatta Road on one side and Kanakapura Road on the other. The older phases were laid out as BDA plots, and most of the streets there are lined with independent houses. The later phases grew towards the two main roads, and that is where most of the societies are.

Many of the older houses have been rebuilt into floors, with the family on one and tenants on the rest. Some are still lived in as they were built, and are now due for a renovation. In the societies, you find flats that have stood for years next to ones just handed over. So the first thing we ask is which of these homes you have, because each one needs a different brief.

Some societies in JP Nagar
Brigade GardeniaAbout 1,000 2BHK and 3BHK flats in six towers on 15 acres in 7th Phase.
Brigade Millennium1BHK to 3BHK flats in several blocks in 7th Phase.
Elita PromenadeAbout 1,570 2BHK and 3BHK flats in 17 blocks in 7th Phase.
Sobha Tulip3BHK and 4BHK flats in 6th Phase.
What the design brief usually looks like
An older independent houseThe walls stay, and most of what's inside changes. Wiring and plumbing laid decades ago, a kitchen planned for a different way of cooking, small bathrooms and old built-in cupboards. We plan the electrical and plumbing points and the kitchen first, then the wardrobes, ceilings and lighting. If a wall has to come out, the structural engineer decides that, and we design around what stays.
A rebuilt floor you letTenants change every few years, so the floors you let need to wear well and be easy to repair: laminate shutters, a modular kitchen with plain insides, wardrobes with lofts, neutral walls and enough sockets and AC points. Your own floor gets the personal rooms: a pooja unit, a room for parents, a study, a terrace you actually use. Start the interiors while the structure is going up, so the points go where the furniture will be. Terraces and sit-outs don't count towards our fee.
A flat in a societyThe walls are fixed, and in an older society some of the builder's fittings have done their years. The work is the kitchen, the wardrobes, storage in a small footprint, a desk for working from home, and replacing tired fittings.
A flat just handed overThe walls are fixed and the builder's fittings are already in. The work is the kitchen, the wardrobes, storage and a desk for working from home. Interior design for a new home sets out the order of work.
02 · What it costs

What interior design costs in JP Nagar

Your complete home design at
₹100 per sq ft of carpet area.

Multiply your carpet area by 100 and that is the fee for the design of the whole home, flat, floor or house. Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project.

Carpet area, not super built-up
750 sq ft carpet · 2BHK= ₹75,000
950 sq ft carpet · 2BHK= ₹95,000
1,200 sq ft carpet · 3BHK= ₹1.2L

Carpet area is usually 70 to 80% of the super built-up figure on your agreement. Bring the floor plan and we work out yours with you.

How you pay.Two halves: 50% to book, 50% after you sign off the model. GST is added on the invoice. Terraces, garden sit-outs and other outdoor areas don't count towards the fee. You buy the products on the list directly from the vendor, and we take no margin or commission on any of it. See pricing in detail.

The build is a separate cost: your contractor's quote on the drawings. In Bengaluru it runs from about ₹800 to 2,500+ per sq ft of carpet area, before GST and without appliances or curtains. A lean build is ₹800 to 1,100, a typical one ₹1,200 to 1,600, and premium ₹1,600 to 2,500+.

Full-home build, excluding the design fee and GST
Lean 2BHK · 650 to 950 sq ft carpet₹5.5 to 8L
Typical 2BHK · the same flat, fewer compromises₹8 to 11.5L
Lean 3BHK · 1,000 to 1,400 sq ft carpet₹8 to 11L
Typical 3BHK · the same flat, fewer compromises₹12 to 17L
Premium · per sq ft of carpet area₹1,600 to 2,500+

Typical Bengaluru rates, mid-2026.

A floor you let or a house works the same way: take its carpet area and the band you're aiming for. If the budget is tight, budget interior design in Bangalore shows where to save, and what 3, 5 and 10 lakh buys sets out each budget. 03 · Choosing a designer

Who are the best interior designers in JP Nagar, Bangalore?

There is no single best firm for every home. An older house being renovated, a floor you let and a flat in a society need different things. What you can do is shortlist interior design firms in JP Nagar, Bangalore, or anywhere in Bengaluru, by asking each one the same five things.

Five things to ask before you sign
The full drawingsAsk to see a complete drawing set from a past home: plans, elevations, and the electrical and plumbing layouts. Renders show the look. Drawings decide what the contractor builds.
The product listEvery laminate, tile, hinge and light should have a brand and a code. If the list says "laminate, client's choice", that decision is being left for the site.
Margin on materialsAsk whether the firm earns anything on materials, vendors or work. "Free" design is usually paid for through a 10 to 20% markup, which is ₹3 to 6 lakh on a ₹30 lakh 3BHK.
Seeing it before buyingAsk how you will see the whole home before anything is ordered. A few 3D views leave many questions to come up on site, and each one costs money and days.
Who buildsTheir own team, a partner contractor or yours. Ask who is answerable if what's built doesn't match the drawings.

Our own answers: the drawings and the product list come from the same model you walked through, we take no margin on anything you buy, and the fee is ₹100 per sq ft of carpet area, written down before you book. Until our execution launches, any contractor builds from our drawings.

04 · Renovating

Renovating an older JP Nagar house

In the older phases, plenty of the work is renovation. A house that has stood for decades needs more than new shutters and paint. These are the things we look for on the site visit, and they go on the drawings before any woodwork is designed.

What an older house usually needs
The kitchenThe sink sits where the plumbing was laid years ago, the gas line may need a new route, and there is often no clear path for a chimney duct to an outside wall. We fix these points on the drawings first, so the contractor moves them before the tiling and the modules fit around them. Where water reaches, we specify BWP plywood or properly sealed HDHMR, and HDHMR or plywood explains the choice.
The wiringAn old house was wired for far fewer appliances. Expect too few sockets, no AC point in some bedrooms, and switchboards in the wrong place for a new layout. Every new point goes on the electrical drawing, so the electrician finishes before the woodwork goes in.
DampMonsoon damp shows on outer walls, under windows and on walls shared with a bathroom. New woodwork against a damp wall swells within a season or two. Get the source fixed first, whether it's a window seal, a leaking pipe or the outer wall, and let the wall dry before anything is fixed to it.
Walls and structureOld built-in cupboards and small rooms often lead to the question of taking a wall out. A structural engineer or architect decides that part, and we design around what stays.

Expect the build to take longer than a new flat, because civil, plumbing and electrical work add time. We design whole homes only, so a renovation comes to us as the whole house or the whole floor, at the same ₹100 per sq ft of carpet area. Layouts, finishes and costs for the kitchen are in kitchen interior design in Bangalore.

Common questions from JP Nagar

How much should I expect to pay for interior design in JP Nagar?

For the full build, before GST and without appliances or curtains, a lean 2BHK costs about ₹5.5 to 8 lakh and a typical one ₹8 to 11.5 lakh. A lean 3BHK costs about ₹8 to 11 lakh and a typical one ₹12 to 17 lakh. For a floor you let or a house, take its carpet area and the band you're aiming for. The design fee comes on top: ₹100 per sq ft of carpet area, so ₹75,000 for a 750 sq ft flat.

How much do interior designers charge in Bangalore?

Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project. Ours is ₹100 per sq ft of carpet area for the whole home: ₹75,000 for a 750 sq ft flat and ₹1.2 lakh for a 1,200 sq ft 3BHK. You pay 50% to book and 50% after you sign off the model, plus GST.

How far is your studio from JP Nagar?

Our studio is at DivyaSree Republic of Whitefield, on the east side of the city. It is open Tuesday to Sunday, 10am to 8pm, by appointment. The free 45-minute consultation can be on Google Meet, so the trip to the studio is for the full-scale walkthrough. The one site visit for measurements happens at your home in JP Nagar.

Can you design an older independent house in JP Nagar?

Yes. We design the inside of the house: the layout of the rooms, the electrical and plumbing points, the kitchen, wardrobes, ceilings and lighting. In an older house we plan the wiring, plumbing and kitchen points first. If a wall comes out or the structure changes, a structural engineer or architect decides that part. Terraces and sit-outs don't count towards the fee.

Can you design a rebuilt house with floors we let?

Yes. A floor with its own kitchen and entrance is designed as a whole home, at ₹100 per sq ft of carpet area. Your own floor gets the personal rooms. For the floors you let, we choose finishes that wear well and are easy to repair: laminate shutters, plain insides in the kitchen, wardrobes with lofts and neutral walls. If the house is still going up, start the interiors early, so the points go where the furniture will be.

Can you redo an older flat in a JP Nagar society?

Yes. We start with what has to be fixed before any woodwork: damp on outer and bathroom walls, wiring with too few sockets and AC points, and the plumbing and chimney points in the kitchen. Then we design the kitchen, wardrobes, ceilings and lighting, with drawings your contractor builds from. Where water reaches, we specify BWP plywood or properly sealed HDHMR.

Do you design modular kitchens in JP Nagar?

Yes, as part of the whole home. The kitchen is planned with every other room, inside the same ₹100 per sq ft of carpet area, with no separate kitchen fee. In an older house or flat we check the plumbing points, gas line and chimney duct first, then draw the modules.

How long does the design and the build take?

Booking to drawings typically takes three to five weeks. The build then takes 20 days to six months, depending on scope. Woodwork alone is quick, while civil, plumbing, tiling and electrical work add time, and an older flat or house usually has more of them.

Who builds the interiors?

Today, any contractor you choose builds from our drawings, and you buy every item on the product list yourself, at the vendor's price. We take no margin or commission on any of it. Our own execution is launching soon.
