Interiors on Sarjapur Road: gated-community flats, villas and rentals

If you live off Sarjapur Road, you know the tech parks are why most people are here: Wipro's Sarjapur campus, RGA Tech Park, and the parks along the Outer Ring Road at the Bellandur end. The traffic at the junction with the Outer Ring Road, and a metro that has been promised for years, are the price of the location.

Most homes here are in large gated communities, towers of 2BHK and 3BHK flats, with villa communities further out along the road. Families come for the international schools along the road and for the short drive to work, and plenty of owners buy a second flat to rent out to people working in the tech parks. So the first thing we ask is which of these homes you have, because each one needs a different brief.

What the design brief usually looks like
A 3BHK in a large gated communityOften a new possession. The walls are fixed and the builder's fittings are already in, and some of them are worth replacing at handover. The work is the kitchen, wardrobes with lofts in every bedroom, a TV unit, a desk for working from home, and storage for a family with children in school. Start the design before you get the keys if you can, so the drawings are ready when the contractor can begin.
A villa you live inMore rooms, and more of them personal: a pooja unit, a room for parents, a study. Then the parts a flat doesn't have: the staircase, a double-height living room where the tall wall and the lighting need planning, and a terrace or garden you actually use. We design the whole villa, floor by floor. Terraces, gardens and other outdoor areas don't count towards our fee.
A flat you'll rent outCommon here, with the tech parks close by. Tenants change every few years, so the brief is about wear and easy repair: laminate shutters, a modular kitchen with plain insides, wardrobes with lofts, neutral walls, and enough sockets and AC points. Loose furniture is usually left to the tenant. Most owners build these at the lean end.

03 · Choosing a designer

Who are the best interior designers in Sarjapur Road, Bangalore?

There is no single best firm for every home. A 3BHK in a large gated community, a villa and a flat you'll rent out need different things. So if you're wondering which interior design company is good in Sarjapur, shortlist interior design firms and companies on Sarjapur Road, or anywhere in Bengaluru, by asking each one the same five things.

Five things to ask before you sign
The full drawingsAsk to see a complete drawing set from a past home: plans, elevations, and the electrical and plumbing layouts. Renders show the look. Drawings decide what the contractor builds.
The product listEvery laminate, tile, hinge and light should have a brand and a code. If the list says "laminate, client's choice", that decision is being left for the site.
Margin on materialsAsk whether the firm earns anything on materials, vendors or work. "Free" design is usually paid for through a 10 to 20% markup, which is ₹3 to 6 lakh on a ₹30 lakh 3BHK.
Seeing it before buyingAsk how you will see the whole home before anything is ordered. A few 3D views leave many questions to come up on site, and each one costs money and days.
Who buildsTheir own team, a partner contractor or yours. Ask who is answerable if what's built doesn't match the drawings.

Our own answers: the drawings and the product list come from the same model you walked through, we take no margin on anything you buy, and the fee is ₹100 per sq ft of carpet area, written down before you book. Until our execution launches, any contractor builds from our drawings.

04 · Sarjapur corridor costs

What interiors cost on the Sarjapur corridor

Two homes come up most often on the Sarjapur corridor: a 3BHK flat in a gated community and a villa. Here is the fee for each, worked out on carpet area.

Design fee at ₹100 per sq ft of carpet area
1,200 sq ft carpet · 3BHK flat= ₹1.2L
2,400 sq ft carpet · villa, terrace and garden left out= ₹2.4L

For the 3BHK, the build costs about ₹8 to 11 lakh at the lean end and ₹12 to 17 lakh for a typical one, before GST and without appliances or curtains. For the villa, multiply its carpet area by the band you're aiming for: lean ₹800 to 1,100 per sq ft, typical ₹1,200 to 1,600, premium ₹1,600 to 2,500+. A villa usually has more of the work that adds time: a staircase, more bathrooms, and lighting for the double-height spaces.

Many homes on the corridor are new possessions, so the order of work matters as much as the budget. Interior design for a new home sets it out, from handover to move-in. If the budget is tight, budget interior design in Bangalore shows where to save.

06 · FAQs

Common questions from Sarjapur Road

What is the typical cost of an interior designer in Bangalore?

Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project. Ours is ₹100 per sq ft of carpet area for the whole home: ₹75,000 for a 750 sq ft flat and ₹1.2 lakh for a 1,200 sq ft 3BHK. You pay 50% to book and 50% after you sign off the model, plus GST.

Do you have an office on Sarjapur Road?

No. Our studio is at DivyaSree Republic of Whitefield, on the same side of the city as Sarjapur Road, open Tuesday to Sunday, 10am to 8pm, by appointment. The free 45-minute consultation can be on Google Meet. The one site visit for measurements happens at your home on Sarjapur Road, and the full-scale walkthrough happens at the studio.

Do you design villas?

Yes, the whole villa: every floor, the staircase, the double-height spaces, the kitchen, wardrobes, ceilings and lighting, with drawings your contractor builds from. The fee is ₹100 per sq ft of carpet area across every floor, and terraces, gardens and other outdoor areas don't count towards it. A villa with 2,400 sq ft of carpet area comes to ₹2.4 lakh.

Can you design a flat we are just taking possession of?

Yes, and possession is a good time to start. If the design is done around handover, the electrical points, the kitchen plumbing and the builder fittings you want to replace are settled on the drawings before your contractor starts. The fee is ₹100 per sq ft of carpet area, so ₹1.2 lakh for a 1,200 sq ft 3BHK.

Can you design a flat I plan to rent out?

Yes. A rental flat is a whole home, so we design it on its own carpet area at the same ₹100 per sq ft. The brief is about wear and easy repair: laminate shutters, a modular kitchen with plain insides, wardrobes with lofts and neutral walls. Most owners build these at the lean end, about ₹800 to 1,100 per sq ft of carpet area.

How long does the design and the build take?

Booking to drawings typically takes three to five weeks. The build then takes 20 days to six months, depending on scope. Woodwork alone is quick, while civil, plumbing, tiling and electrical work add time.

Who builds the interiors?

Today, any contractor you choose builds from our drawings, and you buy every item on the product list yourself, at the vendor's price. We take no margin or commission on any of it. Our own execution is launching soon.

How much should I expect to pay for interior design on Sarjapur Road?

For the full build, before GST and without appliances or curtains, a lean 2BHK costs about ₹5.5 to 8 lakh and a typical one ₹8 to 11.5 lakh. A lean 3BHK costs about ₹8 to 11 lakh and a typical one ₹12 to 17 lakh. For a villa, take its carpet area and the band you're aiming for. The design fee comes on top: ₹100 per sq ft of carpet area, so ₹75,000 for a 750 sq ft flat.
