Interior designers in Marathahalli

Interior designers in Marathahalli, for ORR flats, rentals and houses.

We are Tomorrow Homes, a full-home interior design studio in Bengaluru, and we work as home interior designers in Marathahalli: flats in the older societies along the Outer Ring Road, flats being redone before a new tenant or before you move back, and independent houses in the layouts. The design fee is ₹100 per sq ft of carpet area, and you walk through your finished home at full scale before anything is bought. Our studio is at DivyaSree Republic of Whitefield, a short drive away, and the first meeting can be on Google Meet.

The studio master bedroom designed by Tomorrow Homes, every product real and buyable, the same kind of walkable model we build for Marathahalli homes

This master bedroom is one of the rooms you can walk through at our studio in Whitefield, about 8 km and 20 to 30 minutes from Marathahalli. Every product in it is real. After you book, the same kind of model is built for your Marathahalli home. We work across the city too; see interior designers in Bangalore. Down the Outer Ring Road and across town, we also design homes on Sarjapur Road and in HSR Layout, Koramangala and Indiranagar.

Interiors in Marathahalli: ORR society flats, rentals and independent houses

If you live in Marathahalli, you know the area: the bridge where the Old Airport Road meets the Outer Ring Road, the shops along the main road, and a tech park within a short drive in almost every direction. The Outer Ring Road takes you to Bellandur and Sarjapur Road one way and towards KR Puram the other. The traffic at the bridge is the price of the location.

Most homes here are flats in societies along the Outer Ring Road, many of them built in the 2000s and 2010s. Plenty are let to people working in the tech parks nearby, and owners often redo a flat before a new tenant moves in, or before moving back themselves. Behind the main roads, layouts such as AECS Layout and Munnekolala have independent houses, some rebuilt into floors. So the first thing we ask is which of these homes you have, because each one needs a different brief.

Some societies in Marathahalli
Purva Fountain SquareAbout 1,300 2BHK and 3BHK flats in 16 towers, off the Old Airport Road near the bridge.
Purva RivieraAbout 840 2BHK to 4BHK flats on 11 acres.
Sobha Palladian180 3BHK and 4BHK flats in five towers.
NCC Nagarjuna GreenwoodsA smaller society of about 156 2BHK and 3BHK flats.
What the design brief usually looks like
A flat you let outTenants change every few years, so the flat needs to wear well and be easy to repair between them: laminate shutters, a modular kitchen with plain insides, wardrobes with lofts, neutral walls and enough sockets and AC points.
A flat you're moving back intoAfter years of tenants, the flat comes back to you with a tired kitchen and wardrobes that have seen several families. The brief becomes personal again: a pooja unit, a desk for working from home, a room for parents, and storage the tenants never needed. In an older society, some of the builder's fittings have also done their years.
An independent house in the layoutsAn older house, or one rebuilt into floors with the family on one and the rest let. In an older house we plan the electrical and plumbing points and the kitchen first, then the wardrobes, ceilings and lighting. If a wall has to come out, the structural engineer decides that, and we design around what stays. Terraces and sit-outs don't count towards our fee.
A flat just handed overThe walls are fixed and the builder's fittings are already in. The work is the kitchen, the wardrobes, storage in a small footprint and a desk for working from home. Interior design for a new home sets out the order of work.
02 · What it costs

What interior design costs in Marathahalli

Your complete home design at
₹100 per sq ft of carpet area.

Multiply your carpet area by 100 and that is the fee for the design of the whole home, flat, floor or house. Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project.

Carpet area, not super built-up
750 sq ft carpet · 2BHK= ₹75,000
950 sq ft carpet · 2BHK= ₹95,000
1,200 sq ft carpet · 3BHK= ₹1.2L

Carpet area is usually 70 to 80% of the super built-up figure on your agreement. Bring the floor plan and we work out yours with you.

How you pay.Two halves: 50% to book, 50% after you sign off the model. GST is added on the invoice. Terraces, garden sit-outs and other outdoor areas don't count towards the fee. You buy the products on the list directly from the vendor, and we take no margin or commission on any of it. See pricing in detail.

The build is a separate cost: your contractor's quote on the drawings. In Bengaluru it runs from about ₹800 to 2,500+ per sq ft of carpet area, before GST and without appliances or curtains. A lean build is ₹800 to 1,100, a typical one ₹1,200 to 1,600, and premium ₹1,600 to 2,500+.

Full-home build, excluding the design fee and GST
Lean 2BHK · 650 to 950 sq ft carpet₹5.5 to 8L
Typical 2BHK · the same flat, fewer compromises₹8 to 11.5L
Lean 3BHK · 1,000 to 1,400 sq ft carpet₹8 to 11L
Typical 3BHK · the same flat, fewer compromises₹12 to 17L
Premium · per sq ft of carpet area₹1,600 to 2,500+

Typical Bengaluru rates, mid-2026.

A rental flat or a house works the same way: take its carpet area and the band you're aiming for. If the budget is tight, budget interior design in Bangalore shows where to save, and what 3, 5 and 10 lakh buys sets out each budget. 03 · Choosing a designer

Who are the best interior designers in Marathahalli, Bangalore?

There is no single best firm for every home. A flat you let, a flat you're moving back into and a house in the layouts need different things. What you can do is shortlist interior design firms in Marathahalli, Bangalore, or anywhere in Bengaluru, by asking each one the same five things.

Five things to ask before you sign
The full drawingsAsk to see a complete drawing set from a past home: plans, elevations, and the electrical and plumbing layouts. Renders show the look. Drawings decide what the contractor builds.
The product listEvery laminate, tile, hinge and light should have a brand and a code. If the list says "laminate, client's choice", that decision is being left for the site.
Margin on materialsAsk whether the firm earns anything on materials, vendors or work. "Free" design is usually paid for through a 10 to 20% markup, which is ₹3 to 6 lakh on a ₹30 lakh 3BHK.
Seeing it before buyingAsk how you will see the whole home before anything is ordered. A few 3D views leave many questions to come up on site, and each one costs money and days.
Who buildsTheir own team, a partner contractor or yours. Ask who is answerable if what's built doesn't match the drawings.

Our own answers: the drawings and the product list come from the same model you walked through, we take no margin on anything you buy, and the fee is ₹100 per sq ft of carpet area, written down before you book. Until our execution launches, any contractor builds from our drawings.

04 · Older flats

Refreshing an older Outer Ring Road flat

A flat that has stood for 15 to 20 years, often with a few tenants through it, needs more than new shutters and paint. These are the things we look for on the site visit, and they go on the drawings before any woodwork is designed.

What a 15 to 20 year old flat usually needs
The kitchenIf the boxes were pressed board, the ones under the sink have usually swollen. Laminate lifts at the edges, hinges sag and channels stick. The plumbing points, gas line and chimney position decide the new layout, so we check them before drawing a module. Where water reaches, we specify BWP plywood or properly sealed HDHMR, and HDHMR or plywood explains the choice.
The wardrobesShutters drop out of line and lofts are hard to reach. Sometimes the boxes are sound and new shutters and fittings are enough. Often it costs less to build again than to keep repairing. We tell you which after the site visit.
The wiringFlats from that time were wired for fewer appliances. Expect too few sockets, no AC point in some bedrooms, and switchboards in the wrong place for a new layout. Every new point goes on the electrical drawing, so the electrician finishes before the woodwork goes in.
DampMonsoon damp shows on outer walls, under windows and on walls shared with a bathroom. New woodwork against a damp wall swells within a season or two. Get the source fixed first, whether it's a window seal, a leaking pipe or the outer wall, and let the wall dry before anything is fixed to it.

For a rental refresh, the aim is a flat that lets well and stands up to the next few tenants. Keep the finishes simple and easy to replace, and spend on the kitchen and the wardrobes. We design whole homes only, so a refresh comes to us as the whole flat, at the same ₹100 per sq ft of carpet area. Expect civil, plumbing and electrical work to add time to the build. Layouts, finishes and costs for the kitchen are in kitchen interior design in Bangalore.

Common questions from Marathahalli

How much should I expect to pay for interior design in Marathahalli?

For the full build, before GST and without appliances or curtains, a lean 2BHK costs about ₹5.5 to 8 lakh and a typical one ₹8 to 11.5 lakh. A lean 3BHK costs about ₹8 to 11 lakh and a typical one ₹12 to 17 lakh. For a rental flat or a house, take its carpet area and the band you're aiming for. The design fee comes on top: ₹100 per sq ft of carpet area, so ₹75,000 for a 750 sq ft flat.

How much do interior designers charge in Bangalore?

Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project. Ours is ₹100 per sq ft of carpet area for the whole home: ₹75,000 for a 750 sq ft flat and ₹1.2 lakh for a 1,200 sq ft 3BHK. You pay 50% to book and 50% after you sign off the model, plus GST.

How far is your studio from Marathahalli?

Our studio is at DivyaSree Republic of Whitefield, about 8 km, or a 20 to 30 minute drive, from Marathahalli. It is open Tuesday to Sunday, 10am to 8pm, by appointment. The free 45-minute consultation can be on Google Meet. The one site visit for measurements happens at your home in Marathahalli, and the full-scale walkthrough happens at the studio.

Do you take on rental flat refreshes?

Yes, as a whole flat. We design whole homes only, so the fee is on the full carpet area, at ₹100 per sq ft. For a flat you let, we choose finishes that wear well and are easy to repair: laminate shutters, plain insides in the kitchen, wardrobes with lofts and neutral walls. You buy every product yourself at the vendor's price, and we take no margin on any of it.

Can you redo a 15 to 20 year old flat on the Outer Ring Road?

Yes. We start with what has to be fixed before any woodwork: damp on outer and bathroom walls, wiring with too few sockets and AC points, and the plumbing and chimney points in the kitchen. Then we design the kitchen, wardrobes, ceilings and lighting, with drawings your contractor builds from. Where water reaches, we specify BWP plywood or properly sealed HDHMR.

Can you design an independent house in AECS Layout or Munnekolala?

Yes. We design the inside of the house: the layout of the rooms, the electrical and plumbing points, the kitchen, wardrobes, ceilings and lighting. If a wall comes out or the structure changes, a structural engineer or architect decides that part. In a house rebuilt into floors, a floor with its own kitchen and entrance is designed as a whole home. Terraces and sit-outs don't count towards the fee.

Do you design modular kitchens in Marathahalli?

Yes, as part of the whole home. The kitchen is planned with every other room, inside the same ₹100 per sq ft of carpet area, with no separate kitchen fee. In an older flat we check the plumbing points, gas line and chimney duct first, then draw the modules.

How long does the design and the build take?

Booking to drawings typically takes three to five weeks. The build then takes 20 days to six months, depending on scope. Woodwork alone is quick, while civil, plumbing, tiling and electrical work add time, and an older flat or house usually has more of them.

Who builds the interiors?

Today, any contractor you choose builds from our drawings, and you buy every item on the product list yourself, at the vendor's price. We take no margin or commission on any of it. Our own execution is launching soon.
