Interiors in Yelahanka: villas, independent houses and society flats

Yelahanka is really three places. Old Town grew around the lake and the market, and its streets are lined with older independent houses. New Town was laid out as a planned township, with houses on plots, some of them now rebuilt into floors, and a few small blocks of flats. Along Bellary Road and Doddaballapur Road, the large societies came up as the airport road opened the north of the city.

Further north, towards the airport and Doddaballapur, are the villa communities and plotted layouts, where many families build or buy a home bigger than a city flat. So the first thing we ask is which of these homes you have, because a villa, an older house and a flat each need a different brief.

What the design brief usually looks like
A villa in a gated communityMore rooms, a staircase, often a double-height living room and a bathroom for every bedroom. Every room is designed together, so the finishes run through the whole house instead of changing floor by floor. Gardens, terraces and sit-outs don't count towards our fee.
A house on a plotIf the house is still going up, start the interiors while the structure is being built, so the electrical and plumbing points go where the furniture will be. If it is built, the brief is the same as a villa, room by room.
An older house in Old Town or New TownThe walls stay, and most of what's inside changes. Wiring and plumbing laid decades ago, a kitchen planned for a different way of cooking and old built-in cupboards. We plan the points and the kitchen first, then the wardrobes, ceilings and lighting. If a wall has to come out, a structural engineer decides that, and we design around what stays.
A flat in a societyThe walls are fixed and the builder's fittings are already in. The work is the kitchen, the wardrobes, storage and a desk for working from home. Interior design for a new home sets out the order of work.
02 · What it costs

What interior design costs in Yelahanka

Your complete home design at
₹100 per sq ft of carpet area.

Multiply your carpet area by 100 and that is the fee for the design of the whole home, flat, house or villa. Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project.

Carpet area, not super built-up
750 sq ft carpet · 2BHK= ₹75,000
950 sq ft carpet · 2BHK= ₹95,000
1,200 sq ft carpet · 3BHK= ₹1.2L

Carpet area is usually 70 to 80% of the super built-up figure on your agreement. Bring the floor plan and we work out yours with you.

How you pay.Two halves: 50% to book, 50% after you sign off the model. GST is added on the invoice. Terraces, garden sit-outs and other outdoor areas don't count towards the fee. You buy the products on the list directly from the vendor, and we take no margin or commission on any of it. See pricing in detail.

The build is a separate cost: your contractor's quote on the drawings. In Bengaluru it runs from about ₹800 to 2,500+ per sq ft of carpet area, before GST and without appliances or curtains. A lean build is ₹800 to 1,100, a typical one ₹1,200 to 1,600, and premium ₹1,600 to 2,500+.

Full-home build, excluding the design fee and GST
Lean 2BHK · 650 to 950 sq ft carpet₹5.5 to 8L
Typical 2BHK · the same flat, fewer compromises₹8 to 11.5L
Lean 3BHK · 1,000 to 1,400 sq ft carpet₹8 to 11L
Typical 3BHK · the same flat, fewer compromises₹12 to 17L
Premium · per sq ft of carpet area₹1,600 to 2,500+

Typical Bengaluru rates, mid-2026.

A house or a villa works the same way: take its carpet area and the band you're aiming for. A 2,500 sq ft villa, for example, is a design fee of ₹2.5 lakh. If the budget is tight, budget interior design in Bangalore shows where to save, and what 3, 5 and 10 lakh buys sets out each budget. 03 · Choosing a designer

Who are the best interior designers in Yelahanka, Bangalore?

There is no single best firm for every home. A villa, an older house and a flat in a society need different things. What you can do is shortlist interior design firms in Yelahanka, Bangalore, or anywhere in Bengaluru, by asking each one the same five things.

Five things to ask before you sign
The full drawingsAsk to see a complete drawing set from a past home: plans, elevations, and the electrical and plumbing layouts. Renders show the look. Drawings decide what the contractor builds.
The product listEvery laminate, tile, hinge and light should have a brand and a code. If the list says "laminate, client's choice", that decision is being left for the site.
Margin on materialsAsk whether the firm earns anything on materials, vendors or work. "Free" design is usually paid for through a 10 to 20% markup, which is ₹3 to 6 lakh on a ₹30 lakh 3BHK.
Seeing it before buyingAsk how you will see the whole home before anything is ordered. A few 3D views leave many questions to come up on site, and each one costs money and days.
Who buildsTheir own team, a partner contractor or yours. Ask who is answerable if what's built doesn't match the drawings.

Our own answers: the drawings and the product list come from the same model you walked through, we take no margin on anything you buy, and the fee is ₹100 per sq ft of carpet area, written down before you book. Until our execution launches, any contractor builds from our drawings.

04 · Villas

Designing a villa in Yelahanka

A villa has three or four times the decisions of a flat, and they all have to agree with each other. These are the ones that go wrong most often. We settle them on the drawings before any woodwork is designed.

What a villa usually needs
The double-height living roomA tall wall is hard to get right from a 2D view. The curtains need a track and a size nobody stocks, the lights need a way to be reached and changed, and a TV wall or a cladding looks very different at 18 feet than on a screen. You see it at full height in the model before anything is ordered.
The staircase and the space under itThe railing, the steps and the wall beside them are seen from every floor. The space under the stairs can take storage, a powder room or a pooja unit, if it's planned with the plumbing and electrical points.
The kitchen and utilityA villa kitchen usually has a separate utility, sometimes a second working kitchen, with the washing machine, a sink and the heavy cooking. Plan the plumbing, gas line and chimney duct for both together. Kitchen interior design in Bangalore sets out layouts and costs.
Bathrooms and waterFour or five bathrooms should share one set of fittings and tiles, chosen once. Much of north Bengaluru runs on borewell water, which is typically hard water, so taps and glass partitions need finishes that clean easily. Where water reaches the woodwork, we specify BWP plywood or properly sealed HDHMR, and HDHMR or plywood explains the choice.

We design whole homes only, so a villa is designed room by room as one home, at the same ₹100 per sq ft of carpet area. Gardens, terraces and sit-outs don't count towards the fee. A bigger home takes longer to build, mostly because there is more civil, plumbing and electrical work.

Common questions from Yelahanka

How much should I expect to pay for interior design in Yelahanka?

For the full build, before GST and without appliances or curtains, a lean 2BHK costs about ₹5.5 to 8 lakh and a typical one ₹8 to 11.5 lakh. A lean 3BHK costs about ₹8 to 11 lakh and a typical one ₹12 to 17 lakh. For a house or a villa, take its carpet area and the band you're aiming for. The design fee comes on top: ₹100 per sq ft of carpet area, so ₹75,000 for a 750 sq ft flat and ₹2.5 lakh for a 2,500 sq ft villa.

How much do interior designers charge in Bangalore?

Design-only fees in Bengaluru run from about ₹100 to 250 per sq ft, or 6 to 15% of the project. Ours is ₹100 per sq ft of carpet area for the whole home: ₹75,000 for a 750 sq ft flat and ₹1.2 lakh for a 1,200 sq ft 3BHK. You pay 50% to book and 50% after you sign off the model, plus GST.

How far is your studio from Yelahanka?

Our studio is at DivyaSree Republic of Whitefield, on the east side of the city. It is open Tuesday to Sunday, 10am to 8pm, by appointment. The free 45-minute consultation can be on Google Meet, so the trip to the studio is for the full-scale walkthrough. The one site visit for measurements happens at your home in Yelahanka.

Do you design villas in Yelahanka?

Yes. A villa is designed room by room as one home: the layout, the electrical and plumbing points, the kitchen and utility, wardrobes, the staircase, ceilings and lighting. The fee is ₹100 per sq ft of carpet area, and gardens, terraces and sit-outs don't count towards it. You walk the whole villa at full scale, including the double-height rooms, before anything is ordered.

Can you design a house we are building on a plot?

Yes, and the earlier the better. Start the interiors while the structure is going up, so the electrical and plumbing points go where the furniture will be. The architect and structural engineer decide the structure, and we design the inside of the house around it.

Can you redo an older house in Old Town or New Town?

Yes. We design the inside of the house: the layout of the rooms, the electrical and plumbing points, the kitchen, wardrobes, ceilings and lighting. In an older house we plan the wiring, plumbing and kitchen points first. If a wall comes out or the structure changes, a structural engineer or architect decides that part.

Do you design modular kitchens in Yelahanka?

Yes, as part of the whole home. The kitchen is planned with every other room, inside the same ₹100 per sq ft of carpet area, with no separate kitchen fee. In a villa we plan the kitchen and the utility together, and in an older house we check the plumbing points, gas line and chimney duct first, then draw the modules.

How long does the design and the build take?

Booking to drawings typically takes three to five weeks. The build then takes 20 days to six months, depending on scope. Woodwork alone is quick, while civil, plumbing, tiling and electrical work add time, and a villa or an older house usually has more of them.

Who builds the interiors?

Today, any contractor you choose builds from our drawings, and you buy every item on the product list yourself, at the vendor's price. We take no margin or commission on any of it. Our own execution is launching soon.
