Gypsum vs POP false ceiling: which is better, and where does each belong?

For most Bengaluru homes, gypsum board is the default. It goes up faster and cleaner, cracks less at the joints when it is framed and taped properly, and is easy to cut for lights. POP suits curves, detailed cornices and small patch work, and costs a little less for plain work. Neither standard gypsum nor POP belongs in a bathroom: use PVC or moisture-resistant gypsum board there. Whichever you choose, have the material, the board brand and the framing written into the quotation.

01 · What each is

Gypsum board vs POP vs PVC: what each one is

A false ceiling is any ceiling hung below the concrete slab, to carry lights, hide wiring and beams, or give a room a shape. POP is one material to make it in, and gypsum board and PVC are others.

Gypsum boardFactory-made boards, usually 12.5 mm thick, screwed to a frame of galvanised iron (GI) channels hung from the slab. The joints are taped, filled with jointing compound and sanded, then primed and painted.
POP (plaster of Paris), the plaster ceilingPlaster powder mixed with water on site and applied by hand over a frame. The frame is GI channels with a galvanised wire mesh on it, which contractors call murga jali (chicken mesh). The plaster is built up in coats, shaped and finished smooth, and it can be run into curves and mouldings.
PVC panelsLong plastic panels that clip into each other and fix to a light frame. They come finished, in plain white, wood prints and patterns, so there is no plastering or painting.
02 · Head to head

Gypsum vs POP ceiling: which is better, point by point

FinishBoth end up smooth and painted. Gypsum gets there with less effort because the board is already flat, and POP depends more on the skill of the person applying it.
CracksGypsum cracks at the joints when the frame is too far apart or the joints aren't taped. Done properly, it stays clean for years. POP can get fine hairline cracks as it dries and the building settles. A small crack in either is a putty and paint job.
MoistureStandard gypsum board and POP both soften and stain if water reaches them, from a leak above or steam below. Moisture-resistant gypsum board copes with a kitchen or a ventilated bathroom, though not with constant damp, and PVC is simpler in a bathroom.
Time and mess on siteGypsum is dry work and quick, with little mess. POP is wet work with drying time between coats, so it takes longer and holds up the painters and carpenters behind it.
Shapes and detailPOP wins here. Curves, domes, arches and detailed cornices are shaped by hand in POP. Gypsum handles straight lines, steps, layers and gentle curves well, but fine ornament is hard in board.
Lights and covesBoth carry downlights, profile lights and cove strips. Gypsum is easier: a hole is cut cleanly for each light, and a cove is built from board. In POP, cut-outs and coves are formed as the plaster goes on, so fix the light positions first.
RepairsA damaged gypsum panel is cut out and replaced, then taped and painted. POP patches well in skilled hands, which is why it is still used to repair old ceilings and fill odd corners.
LifeBuilt well and kept dry, either lasts for many years. A leak from above or a sagging frame shortens it, so the GI frame matters as much as the material.
03 · Where PVC fits

PVC vs gypsum and PVC vs POP false ceiling

PVC vs gypsum. PVC takes water without harm and needs no painting, so it is the easy answer for a bathroom, a balcony or the utility. A panel unclips to reach a pipe or a duct. In a living room or bedroom it looks like plastic, and the joint lines show. PVC panels run from ₹80 to 200 per sq ft, so a good PVC ceiling can cost more than plain gypsum.

PVC vs POP. POP gives a painted, shaped ceiling for a dry room, and PVC a washable one for a wet room. A bathroom ceiling in POP is likely to stain and flake within a few monsoons, and a hall ceiling in PVC rarely looks finished.

04 · Which material where

Gypsum, POP or PVC: which false ceiling to use where

Room by room, for a flat in Bengaluru.

Living and dining hallGypsum board, flat or with a step at the edge for a cove. This is where a ceiling earns its cost, hiding the beams and the wiring for your lights.
BedroomsGypsum, if you want a ceiling at all. A flat ceiling with a few downlights or a border around the edge is enough. On a tight budget, bedrooms are the first ceilings to skip.
KitchenMoisture-resistant gypsum board, kept simple, with the chimney duct and exhaust planned before the frame goes up. Our kitchen interior design page covers how the ceiling, lights and loft units are worked out together.
Studio master bedroom: a two-level gypsum false ceiling with downlights around the fanmaster bedroom · a two-level gypsum ceiling, the downlights around the fan
BathroomPVC panels, or moisture-resistant gypsum board with an exhaust fan that works. Leave an access panel under the pipes and geyser connections.
BalconyPVC, or no false ceiling. Monsoon rain blows in, and a painted ceiling outdoors needs upkeep.
A curved or detailed feature ceilingPOP. A dome over the dining table, an arch in a pooja room or a classic cornice is what POP does best.
A rented flatLittle or no false ceiling. You can't take it with you. If you need light points, a plain gypsum border or surface lights on a tidy conduit will do.
05 · Cost

False ceiling POP vs gypsum cost per sq ft in Bangalore

Basic gypsum usually costs a little more per sq ft than basic POP for the same plain work. The ranges overlap, and a shaped POP feature costs more than either.

Per sq ft of ceiling area, fitted
Gypsum board₹75 to 150
POP (plaster of Paris)₹65 to 110
PVC panels₹80 to 200

Typical Bengaluru rates, mid-2026. Estimates, not our quotes.

What is extra on top of the ceiling rate
Wiring and finishing, per sq ft of ceiling₹20 to 40
Each light point₹150 to 400
Cove or profile LED strip, per running ft₹120 to 300
Moisture-resistant board, over standard, per sq ft₹10 to 25 more

Ask whether the paint on the ceiling is in the rate or comes as a separate line later. Two quotes often differ there. We work out the totals for a 10x10, 10x12 and 12x12 bedroom and a whole 3BHK in false ceiling cost in Bangalore. If the budget is tight, a ceiling in the hall alone is a sensible place to stop, and we set out other savings in budget interior design in Bangalore.

06 · Other materials

Other false ceiling materials

Gypsum, POP and PVC cover almost every flat. These are the other false ceiling materials you may be offered.

Grid and mineral fibreSquare tiles that sit loose in an exposed metal grid, as in an office. A tile lifts out to reach pipes and wiring. It costs ₹70 to 130 per sq ft and suits a utility or store room more than a living room.
Wooden or veneerPlanks or veneer panels, usually as a feature over the dining table, with gypsum elsewhere. At ₹250 to 600 per sq ft it costs the most, so keep it to one area.
Stretch ceilingA fabric or PVC film stretched tight across a frame, sometimes lit from behind. It is a specialist product, quoted by the supplier room by room.
07 · The quotation

What to write into the false ceiling quotation

Material, brand and thickness"Gypsum board" with the brand and the thickness, or "POP" with the brand of plaster. A line that just says "false ceiling" lets anything arrive.
Moisture-resistant boardNamed for the kitchen and any bathroom that gets gypsum, with the rate difference shown.
The GI frameThe brand of the channels and the spacing between them. Wide spacing is the usual reason a gypsum ceiling sags or cracks at the joints. For POP, the mesh too.
Joints and finishingJoint tape, jointing compound, putty and primer, all in the rate.
Lights, coves and wiringThe number of light points in each room, the running feet of cove, and whether the wiring is in the rate. Mark the fan hooks and AC positions on the drawing before the frame goes up.
PaintWhether the ceiling paint is included, and how many coats.
Cracks in the first yearWho comes back to fill and repaint cracks at the joints, and for how long. Get it in writing.

The order of work matters as much as the material. The ceiling goes up after the conduits and AC pipes and before the final paint. We set out the full sequence from possession to move-in in new home interior design in Bangalore.

FAQs

Questions people ask

Which is better, gypsum or POP false ceiling?

For most flats, gypsum board. It goes up faster and cleaner, cracks less at the joints when framed and taped properly, and is easy to cut for lights. POP is better for curves, domes and detailed cornices, and for patching an old ceiling.

Which false ceiling is best for a home?

Gypsum board for the hall, bedrooms and kitchen, with moisture-resistant board in the kitchen. PVC for bathrooms and balconies. POP only for a curved or detailed feature, such as a dome over the dining table.

Which is cheaper, gypsum or POP?

POP, by a little, for the same plain work. In Bengaluru, gypsum board costs about ₹75 to 150 per sq ft fitted and POP ₹65 to 110. Wiring, light points and coves cost the same on either, so the gap on a whole room is small.

Does a POP ceiling crack?

It can. POP may get fine hairline cracks as it dries and as the building settles, more so over a large flat area. Gypsum cracks at the joints if the frame is too far apart or the joints aren't taped. A small crack in either is filled with putty and repainted.

Is a gypsum ceiling waterproof?

Standard board isn't. It softens and stains when it stays damp, and so does POP. Moisture-resistant gypsum board, about ₹10 to 25 per sq ft more than standard, copes with kitchen steam and a ventilated bathroom, though not with constant damp. In a bathroom, PVC panels are the simpler choice.

PVC or gypsum false ceiling: which should I choose?

PVC for bathrooms, balconies and the utility, where water reaches the ceiling. Gypsum for the hall, bedrooms and kitchen, where you want a smooth painted ceiling. PVC runs from ₹80 to 200 per sq ft, so it isn't always the cheaper one.

How long does each take to install?

Gypsum is dry work and goes up quickly, with putty and paint following soon after. POP is applied wet in coats and needs drying time between them, so the same room takes longer and holds up the painters behind it. Fix the light, fan and AC positions before either starts.

False ceiling vs POP: what is the difference?

A false ceiling is any ceiling hung below the concrete slab. POP is one material it can be made of, applied by hand over a GI frame and wire mesh. Gypsum board, PVC panels, mineral fibre tiles and wood are the others.
